I doubt that a basement would work for you in any case Jim, based on where you're located. It seems likely you'd run into more water than you could possibly deal with in the first half dozen feet down.

Yes not far at all to the water table here Daniel. The trees certainly take advantage of it and we had a bore pipe sunk down to water lawn, shrubs flower and vege gardens. Fresh water without a trace of salt even being just 10 metres from ocean water, a slight sulfur smell though. The bore driller who sunk the bore said that sand was the best filter and even salt can't get through, I was skeptical, but he knew what he was on about :)

Not sure why basements didn't take off for Aussie abodes.
